I'm writing to commend Gordon Greene and Chartwell Group for the outstanding work done by Gordon in the disposal of our 133-room Morgan Hotel and Suites in Charlotte, N.C. The sale closed December 22, on schedule, and I couldn't be happier with the results. Although I have never participated in a real estate auction before, I made up my mind that the auction process would achieve the highest price in a market that already had at least six hotels for sale through normal brokerage channels.

Having come to the conclusion, I still had to sell the lender on the idea, a small bank in Pennsylvania. We interviewed three companies for the work. Gordon’s professionalism and long experience sold me on him, so I recommended him to the bank and subsequently sold their Board on the concept and on using Chartwell Group.

I must say that the bank and I had to swallow hard to approve conducting an auction with no reserve and a minimum suggested bid of $1,950,000 but Gordon had gained our confidence because of his long experience in the field. As a result, over 20 qualified bidders attended the auction. The sale price of almost $7,000,000 made both the bank and me very pleased (The 425-room Holiday Inn just down the street is now for sale at an asking price of $5,250,000.)

As you know, only half the battle was won at that point. Gordon then located the bank that made the loan to the buyer and continued in close contact with the buyer and the bank through closing, to make certain problems were dealt with and the closing occurred on time. Without that perseverance, I do not believe the transaction would have been closed by now.

I can now focus on more productive affairs in 2005, thanks to Gordon and Chartwell Group.
